Current building with around 40 years old, was called “City and Village Shopping Center” before which has been abandoned for a long time. After owned by private sector, client was planning to establish an integrated shopping mall there.
The most important challenge was adopting the architectural criteria of a shopping center with specific physical and environmental facilities and limitations of this building.
Metal structure with regular and symmetrical columns, three free walls, a brick wall toward the neighbor, north yard, alley adjacent along the building, etc. was the special features of the building.
Specific limitations included structural system based on technology and standards of the past decades, elongation of the building, low width, peripheral excrescences, low height of floors, limited number of floors, consistency of building dimensions with other neighbors, etc.
After obtaining the results from the preliminary studies and etude on possible alternatives, basis idea of design focuses especially on the selection of materials and its species, this was the consequent of volume etude and getting facilities and limitations as well as assumptions based on structure considerations and also ease of implementation, which decrease the project time with purpose of reduce masonry operations.
In order to openness and readability of space, building’s volume was decreased and transparency increased via glass in outside walls and using void inside spaces.
The brick wall on the neighbor side was restored and in contrast to the new reconstruction deliberately. This companion played vital role in user’s visual stimulation and on the other hand it showed the background of the building.
Proportions of the building fitted to the shopping center by adding one floor to respond to the required functions.
